Abu Dhabi Property Market Set for 30 New Projects Worth Up to $12.3 Billion by End of 2026

Abu Dhabi could see around 30 residential project launches before the end of 2026, adding up to AED45 billion ($12.3 billion) in potential new supply as off-plan sales continue to dominate the market.

Abu Dhabi’s residential property market is preparing for another wave of development, with approximately 30 new projects expected to launch before the end of 2026, according to research by Metropolitan Capital Real Estate.

The anticipated launches could introduce between AED33 billion ($9 billion) and AED45 billion ($12.3 billion) in new residential inventory, reflecting continued developer confidence in the emirate’s property sector.

The consultancy estimates that a new project could launch roughly every three days during the period covered by its forecast. However, the growing pipeline is also expected to make buyers more selective as they compare locations, property designs, pricing, community amenities and developers’ track records.

Abu Dhabi Property Market Sees Strong Residential Sales

According to developer reports and Metropolitan’s analysis of property registry data, residential property sales had exceeded AED40 billion ($10.9 billion) since the beginning of 2026 at the time of the research.

Several major developments contributed significantly to the reported sales activity.

Modon’s Hudayriyat Golf Estates led the list, recording more than AED13 billion ($3.54 billion) in sales. Ohana’s Manchester City Yas Residences Phase 1 followed with approximately AED6 billion ($1.63 billion).

Aldar’s Talay, Talay Beach and Yas Riva Reserve developments collectively accounted for more than AED5 billion ($1.36 billion).

Other notable projects included Eagle Hills’ Ramhan Island, with approximately AED2 billion ($545 million) in sales; ORA’s BAYN, at AED1.8 billion ($490 million); and Modon’s Tara Park, at AED1.4 billion ($381 million).

More than 40 additional project launches contributed approximately AED14 billion ($3.81 billion), according to the consultancy’s analysis.

Off-Plan Sales Account for 82% of Transactions

Off-plan properties remain a major driver of Abu Dhabi’s residential market.

Data from the Abu Dhabi Real Estate Centre (ADREC), alongside Metropolitan’s analysis, indicates that approximately 82% of residential property transactions between January and mid-September 2026 involved off-plan properties.

The resale market has also gained momentum. Resale transactions increased by approximately 34% year-on-year, while off-plan resales nearly tripled, according to the analysis.

Repeat-sale prices rose by around 20% for apartments and 12% for villas, suggesting continued price growth among properties that have changed hands more than once.

The consultancy also identified buyers from 116 nationalities, highlighting the international reach of Abu Dhabi’s residential property market.

Buyers Become More Selective as Supply Expands

Metropolitan Capital Real Estate, part of Metropolitan Group, believes the growing number of project launches reflects the market’s increasing maturity.

Evgeny Ratskevich, CEO of Metropolitan Capital Real Estate, said buyers would have more choice as developers bring new residential communities to market.

He explained that successful projects would increasingly depend on the balance between location, quality, pricing, lifestyle and long-term value, rather than simply how quickly units sell out.

According to Ratskevich, demand is becoming more diverse and informed, which is likely to encourage developers to focus more closely on the quality and positioning of their projects.

As competition increases, buyers may pay closer attention to the developer’s delivery record, the surrounding infrastructure, community facilities and the long-term appeal of a property.

Regulation and Digital Services Support Market Development

Regulatory oversight and digital property services are also playing an important role in Abu Dhabi’s property market.

Metropolitan highlighted platforms such as DARI, which supports property-related services, and Madhmoun, which is associated with verified property listings. Escrow arrangements also provide safeguards for eligible off-plan property payments.

The consultancy further pointed to a framework introduced in September that reportedly allows buyers who have paid 50% of an off-plan property’s value to finance the remaining balance during construction.

Abu Dhabi has also expanded its investment zones to 50, according to the research, potentially broadening opportunities for eligible investors.

Buyers should verify the eligibility requirements, financing conditions and applicable regulations with the relevant authorities and financial institutions before committing to a purchase.

Abu Dhabi Property Outlook for 2027

Metropolitan expects the next phase of the market to be shaped by more selective purchasing decisions and changes in how developers bring projects to market.

Developers may increasingly favour phased launches and gradual sales strategies instead of relying on immediate sell-outs. Integrated communities offering schools, leisure facilities, marinas and transport links are also expected to attract attention.

Other anticipated trends include increased interest in branded and serviced residences, wider financing options and greater participation from international developers.

Infrastructure developments, including Etihad Rail and new bridges, could also influence residential demand and investment decisions by improving connectivity between key locations.

Ratskevich said the market’s growing activity would not guarantee success for every development, arguing that buyers would increasingly focus on finding the right property rather than simply following sales momentum.

With around 30 launches anticipated before the end of 2026, Abu Dhabi’s property market appears set for a competitive period. The quality, pricing and long-term appeal of individual developments are likely to become increasingly important as buyers assess the expanding range of options.
