4-Month Waiver Granted to Support Businesses Impacted by Dubai Fountain Closure
Some food and beverage (F&B) operators at Dubai Mall and Souk Al Bahar will receive a much-needed rental reprieve as Emaar Malls Management steps in with dedicated rent support.
The initiative specifically targets F&B tenants with terrace spaces facing the Lake and Fountain areas at the Dubai Mall and Souk Al Bahar. The rent waiver comes in response to the temporary closure of the iconic Dubai Fountain, a major visitor draw that has long boosted footfall to these venues.
“To help offset the potential impact on footfall and terrace-based dining experiences, Emaar will waive the rent for affected terrace spaces for a period of four months, from June through September 2025,” the company said in a statement.
The Dubai Fountain, with its choreographed water shows and spectacular setting, has been an integral part of the Dubai Mall’s appeal and a magnet for visitors year-round. Its closure, set for a five-month period, marks a significant shift for the area’s dining and retail ecosystem.
Mohamed Alabbar, Founder of Emaar, emphasized the role the Dubai Fountain has played over the years. “For years, Dubai Fountain and surrounding lake have contributed significantly to the popularity of these destinations,” he said. “As we move into a new chapter, this rent support reflects our commitment to long-term partnerships and to helping tenants navigate this transition with resilience and confidence.”
Market insiders had earlier suggested that discussions were underway between affected F&B operators and Emaar Malls Management to negotiate temporary relief measures. This proactive rent waiver addresses those concerns, aiming to cushion the potential business disruption during the Fountain’s downtime.
By offering this support, Emaar Malls Management reaffirms its focus on sustaining strong tenant relationships and maintaining the vibrancy of its flagship locations, even amid major transitions.
