Dubai Property Ads Get Smarter: Land Department Deploys AI to Ensure Accuracy

New AI-powered platform monitors, modifies, and authenticates real estate listings — boosting transparency and investor confidence in Dubai’s booming property market.


In its latest move to enhance transparency and maintain trust in the property sector, the Dubai Land Department (DLD) is deploying artificial intelligence to automatically correct real estate advertisements.

Between October 2024 and now, the DLD’s AI-enabled Real Estate Advertising Governance Platform — launched at Gitex last year — reviewed approximately 279,000 real estate listings across the city. Remarkably, 29% of these ads were automatically modified using AI technology to ensure compliance and accuracy.

“The Real Estate Advertising Governance Platform enables us to monitor advertisements more accurately and efficiently, enhancing investor and consumer confidence and reinforcing Dubai’s position as a global hub for real estate innovation,” said Ali Abdullah Al Ali, Director of Real Estate Control Department at RERA.

A New Standard for Real Estate Transparency

Dubai’s real estate authorities have been steadfast in their mission to promote transparency and protect consumers. Recent initiatives include limiting the number of brokers allowed to advertise a single property and mandating immediate removal of listings once a transaction is complete.

Further reinforcing these efforts, RERA introduced the ‘Madmoun’ electronic service within the Trakheesi system. Every property advertisement must now include a QR code issued through Madmoun, allowing prospective buyers and tenants to quickly verify the authenticity of the listing with a simple scan.

“All real estate companies are required to display the QR code on all their advertisements, whether visual or written,” stated the DLD. “This enables customers to quickly and effectively verify the authenticity of the advertisement and confirm that the RERA approves it.”
